- Edmonds Red, LLC (ER) sued Mal Icious, LLC (MAL) for breach of contract. The court determined MAL breached the parties’ contract and entered judgment against it. MAL appeals, arguing the court erred by (1) concluding that MAL had a duty under the parties’ agreement to exercise its option to renew the lease; (2) improperly admitting testimony barred by RCW 5.60.030; (3) refusing to find that ER failed to give MAL reasonable notice of the breach and an opportunity to cure; and (4) awarding damages unsupported by substantial evidence.
