Housing Authority of King County v. Troy Arnette

 

Arnette entered into a lease with his landlord in November 2022. It converted into a month-to-month tenancy after October 2023. In October 2024, the parties agreed to terminate the lease by November 30, 2024. In March 2025, the landlord sued Arnette for unlawful detainer based on his failure to vacate by November 30, 2024. The trial court found in favor of the landlord. Arnette appeals, arguing that a new periodic tenancy was formed when the landlord continued to accept his rent payments, and that there was no just cause for eviction, as required by the Residential Landlord-Tenant Act. COA# 883682. King County Superior Court# 25-2-07644-0 SEA.
