Division 1 Court of Appeals

In the Matter of the Estate of Dalton Wall

  • Karin Price’s long-time partner of Mark Wall died in 2019 and left his house to his son Dalton, subject to a life estate in Price’s favor. In 2023, without notice to Price, Dalton recorded a PR deed transferring title to the house to himself because Price hadn’t timely paid taxes, insurance, and maintenance on the property as required in order to maintain her life estate. Dalton died intestate in December 2024, his sister, Hannah Stokes, was appointed administrator, and in January 2025 Stokes’s counsel informed Price that her life estate had lapsed and that the state was the sole owner of the house. Price filed a TEDRA petition to contest the validity of the 2023 PR deed, claiming Dalton, who lived at the house off and on, had insisted on paying the monthly mortgage while Karin paid other household expenses. Stokes moved for Summary Judgment, which the court granted. COA# 884492. Snohomish County Superior Court# 25-4-01037-31.
